11. #O1661 SECOND READING of Temp. Ord. #O1661 considering Application 1502812 to amend the Future Land Use Plan Map of the Comprehensive Plan to change the Land Use Designation of approximately 120 +/- gross acres from "Rural" Residential to "Irregular (3.21)" Residential on property located in tracts 1, 2, 3, 4, 5, 6, 11, 12, 13, 14, 15 and 16 of the Florida Fruit Land Company's Subdivision Map No. 1, Plat Book 2, Page 17, Public Records of Dade County, Florida, located in Section 31, Township 51 South, Range 40 east (17500 Southwest 41 Street), at the southwest corner of Bass Creek Road and Southwest 172 Avenue; providing findings; providing conditions of approval/site specific policies; providing for transmittal, interpretation, and severability; and providing an effective date. (Passed 1st Reading on 06/21/17) (Continued from the meeting of 10/03/18) (Community & Economic Development Director Eric B. Silva)
2 registered voters — Mary and Carlos Ponchio of 4400 SW 148 Terrace — are opposed to proposed changes to future land use and/ zoning (agenda item 11) for 120 acres of wetlands located at the southwest corner of Bass Creek Road and SW 172 Avenue. Miramar is too overbuilt already. These wetlands should be conserved and restored instead of overcrowding our communities and creating even more traffic bottlenecks.
Miramar west is overbuilt and overpopulated. Traffic is horrendous it takes me 20 minutes or more to get in and out of the highway (I live in Dykes Road). These wetlands should be conserved and restored since these are some of the last remaining wetlands.
I oppose the further development of the Lennar project. I live in Sunset Falls, and feel like West Miramar is getting overcrowded. The peace and quality of life is at risk. Traffic will be impossible to deal with. Schools are already at capacity. The environment will be negatively affected. Combined with the daily blasting, if this Lennar project proceeds, I feel like many people will move away instead of moving to this area.
Broward County's Climate Action Plan calls for protection of all remaining natural lands and open space. Replacing wetlands (whether pristine or degraded) with more pavement and rooftops is exactly the opposite of what we need to do. The wetlands retains the water storage, the native soils, and vegetation that we are trying to protect as a greenhouse gas mitigation strategy.
Our comprehensive plans were adopted to prevent further loss of open space and wetlands and over-crowding. Vote NO.
